Clear agreements for a pleasant stay
Welcome to Hus Björken! Before submitting your booking request, we kindly ask you to carefully review our terms and conditions. By accepting them during the booking process, you will be fully informed about the procedure, payment terms, and our house rules. This helps us avoid misunderstandings and ensures your stay in Hagfors is clear and worry-free from start to finish.
1. Reservations and Payments
Booking Confirmation
Your booking is only confirmed once we have received a deposit of 50% of the accommodation rental fee. This deposit must be paid within 5 days of receiving the booking request.
Cancellation due to Non-Payment of Deposit
If the 50% deposit of the accommodation rental fee is not paid within 5 days of receiving the booking request, we reserve the right to cancel the reservation. In this case, the booking will not be finalized, and no rights can be derived from the reservation.
Remaining Balance
The remaining balance—consisting of the remaining 50% of the accommodation rent, a €200,- security deposit, a €100,- final cleaning fee, and any pet fees of €50,- —must be paid at least 6 weeks prior to the arrival date. If payment is not made on time, we reserve the right to cancel your booking and retain the initial deposit.
2. Cancellation
Cancellation Policy
Cancellations up to 8 weeks before the arrival date: The deposit will be fully refunded.
Cancellations between 4 and 8 weeks before the arrival date: The initial deposit will be retained.
Cancellations within 4 weeks of the arrival date: The full rental price will be charged. However, the €200,- security deposit, the €100,- final cleaning fee, and any pet fees of €50,- will be fully refunded.
Cancellation by Hus Björken
We reserve the right to cancel a booking should unforeseen circumstances arise. In such an event, the total amount paid—including the deposit and any subsequent payments—will be refunded in full.
3. Responsibilities and Use of the Accommodation
Use of the Accommodation
The accommodation may be used for holiday purposes only.
Maximum Occupancy
Please adhere to the maximum number of 6 overnight guests permitted for the property. It is not allowed to have additional guests stay overnight without prior permission.
Shoes off indoors
In Sweden, it is customary to remove your shoes indoors. This helps keep the home clean and comfortable. We kindly ask you to leave your shoes at the entrance. Should you happen to wear shoes inside, we ask that you vacuum the floors before your departure.
No parties or events
To maintain the peace and quiet of the surroundings, parties and events are not permitted on the property.
Smoking Policy
Smoking is not permitted inside the house, on the veranda, or on the terrace. To ensure a healthy and safe environment, the entire property, including outdoor areas, is smoke-free.
Parking
Please use only the property’s private parking area and be respectful of our neighbors’ parking spaces.
Pets
Pets are only allowed with prior written approval and a fee of €50 per stay. Please contact us before booking and consult our pet rules for additional details.
- Approval: Always contact us before booking. We reserve the right to refuse requests based on breed or size.
- Behavior: Only well-behaved pets that do not cause damage and are social with other animals (including neighbors’ pets) are welcome.
- Prohibited Zones: Pets are not allowed on furniture (sofas/chairs), on the upper floor, or in the basement. The garden may not be used for relief; please use the adjacent forest for walks.
- Cleaning & Pet Damage: The property must be left completely free of pet hair upon departure. If pet hair is found after departure, an extra cleaning fee of at least €50,- will be charged. Any damage caused by pets (such as scratches, chew marks, or stains) will be charged to the lead guest. These costs will first be deducted from the security deposit. If the damage exceeds the deposit, the guest must reimburse this through their own insurance. If pets are found in the beds or on forbidden floors, the costs for professional cleaning or replacement will be deducted directly from the security deposit.
Cleaning and Tidiness
- Cleaning Fee: Cleaning Fee: A mandatory cleaning fee of €100,- is charged for every stay. Additional cleaning costs (minimum of €50,-) may be applied if the property is not left according to the guidelines.
- Dishes: Please ensure all dishes are washed, dried, and put away before you leave the property.
- Trash Bins: Please empty all trash bins and dispose of the waste in the designated containers. Information regarding waste separation can be found on page 8 of the information folder in the kitchen.
- Oven and Microwave: Guests are responsible for cleaning the oven and microwave after use. These appliances should be left in a clean condition.
- Bed: Strip the used beds and collect the bed linen and towels in the laundry basket.
- Vacuuming: If the floors are visibly dirty, we kindly ask you to vacuum them before leaving the property
Damage and Missing Items
Damage to the property or inventory caused by the guest will be charged to the lead guest. In most cases, the guest can recover these costs through their own personal liability or travel insurance.
4. Safety and Security
Water
Upon arrival, in some cases you need to turn on the water, and turn it off again when leaving. Instructions can be found on page 6 of the information folder in the kitchen.
Thermostatic Valves
Never turn the heating thermostatic valves completely off; leave them on the * setting to prevent freezing.
5. Check-in and Check-out
Check-in
Check-in time is from 3:00 PM, unless otherwise agreed. Check-in is contactless via a code lock. You will receive the access code by email a few days before arrival. Please note: the property locks automatically after 30 seconds, so make sure you have the access code ready to reopen the door if needed.
Check-out
Check-out time is no later than 10:00 AM, unless otherwise agreed. Check-out is also contactless. Follow the instructions in the information folder in the kitchen to properly close the property.
6. Complaints and Issues
Notifications
Report any problems or complaints to us immediately so that we can resolve them. This includes damage, missing items, or any other issues you may encounter.
7. Liability
Liability
We accept no liability for loss, theft, damage to personal belongings, or personal injury during your stay, except in cases of intent or gross negligence on our part. You remain responsible for all personal belongings during your stay.
8. Changes to the Terms and Conditions
Changes
We reserve the right to amend these terms and conditions of Hus Björken. Changes take effect after being published on our website.
9. Privacy and Reviews
Submitting a Review
Guests have the option to submit a review after their stay. By submitting a review, the guest gives Hus Björken permission to publish it on the website and any other marketing or promotional channels of Hus Björken.
Processing of Personal Data
When submitting a review, personal data such as your name and your experience with the accommodation may be collected. This information is used solely for publishing the review and to inform other potential guests about your experience. Your contact details will not be published or shared with third parties without your explicit consent.
Anonymous Reviews
If you choose to submit an anonymous review, only the content of your review will be visible, without your name or any other identifying information.
Removal or Modification of Reviews
If you wish to have a previously submitted review modified or removed, you can contact Hus Björken using the contact details provided on the website. We will process your request as soon as possible.
